1970s

Lope Leonio Sr. planted the seeds of his vision, by acquiring rights to a scenic property in Porac, Pampanga, near the US bases of Clark and Subic that were centers of local economic activity during that time.

While harvesting the fruits may not even be within his lifetime, he had the foresight to venture into something that he knew would benefit future generations.

1990s

Leonardo L. Leonio (LLL) nurtured the seeds and took care of its growth.

He set the vision for a large-scale, self-sustaining city in Central Luzon and the strategic directions to pursue this. He consolidated a much larger sized landholding in Porac and aspired for a partnership with the best-in-class developer in the country.

He undertook pre-development activities. Recognizing the importance of infrastructure and forward planning as key catalysts in spurring Porac’s growth, he advocated for the construction of the Porac-SCTEX Interchange, and cooperated with other stakeholders in the preparation of Porac’s land use development plan.

2000s

In continuing pursuit of the vision, Clarissa Leonio-Asuncion organized and led a real estate team that professionalized the group’s efforts and spearheaded collaboration with industry experts.

Market research studies as well as business and master plans were completed, which reflected the property’s highest and best use.

The Leonio Land team continued to identify, consolidate, and prepare land for development, thereby honing land banking and pre-development competencies.

The seeds that were planted have grown into trees, with deeper roots, its branches reaching higher.

2011

The Leonio Land team negotiated and signed an incorporated joint venture agreement with Ayala Land Inc. (ALI), to establish the largest mixed-use estate development in Central Luzon.

2012

The Leonio Group consolidated its real estate interests into Leonio Land Holdings Inc. (LLHI).

Anticipating the continuing growth of Central Luzon, Leonio Land pursued strategic land banking as a growth platform and established its organization. The group also set up Leonio Land Sales and Technical Services, a subsidiary that conducts technical evaluation, property management and ancillary services.

Leonio Land and Ayala Land executives formally launch Alviera

2014

Alviera, a joint venture development of ALI and Leonio Land, was launched in 2014. Alviera is an 800-hectare mixed-use estate development in Porac, Pampanga, the first of its kind and scale in Central Luzon.

The date of the launch, September 25, was fortuitously the birthdate of Lope Leonio, Sr. The launch was truly the culmination of the seeds that were planted, which with commitment and hard work, had come to fruition.

 

2016

With the unprecedented success of Alviera, Leonio Land and ALI agreed to expand the project to its current size of 1,800 hectares.

2017

To pursue growth opportunities, Leonio Land continued to acquire and consolidate land in various regional growth areas, which have benefited from government-led infrastructure programs.

The company conducted market studies and completed business and master plans which were responsive to market trends and evolving consumer needs. Leonio Land is currently conducting pre-development activities and pursuing strategic partnerships for some of these strategically located properties.

2020s

Leveraging on its experience and success, Leonio Land institutionalized its Strategic and Business Development Group. The company also set up Leonio Land Construction, a subsidiary engaged in construction and technical services, with a preferred contractor status in Alviera and the Leonio Group.

For this decade, Leonio Land looks forward to new partnerships which will help catalyze the development of its new land bank. It also hopes to further expand its business models, supported by the expertise of its expanding organization.
