Leonio Land is an active joint venture partner in Alviera—a 1,800-hectare, mixed-use estate that is the largest privately owned, real estate development in Central Luzon.
Located in a key growth region in the country, Alviera’s success exceeded expectations in market take up of its residential, commercial, industrial and leisure products.
The company pursued this joint venture as a key business strategy, in order to unlock its full potential and accelerate development for long-term value.
Leonio Land continues to welcome opportunities for strategic joint venture partnerships for its upcoming large scale estate development; collaborative experts in incorporating ESG initiatives in the project’s implementation; technology partners in infrastructure projects; as well as locators and catalysts to anchor its innovation districts.
For future development, the company has acquired and consolidated land bank in various high growth regions in the country.
For these properties, Leonio Land has completed preliminary technical studies and best-use framework development plans, anchored on ESG (Environment, Social, and Governance) principles and in partnership with best-in-class industry experts.
Leonardo L. Leonio’s life story is a testament to the values of entrepreneurship, partnership and stewardship.
At the young age of 18, newly married and needing to provide for his family, Mr. Leonio (otherwise known as LLL) embarked on a journey of entrepreneurship by first engaging in the “bulungan” fish trade business in Navotas. From this, he expanded into shipyard operations, tuna fishing, dry cargo shipping, and oil tankering. He was able to succeed in these businesses by pursuing partnerships that complemented his strengths and resources.
In the 1990s, he set out on another entrepreneurial venture by pursuing his vision for a large-scale, self-sustaining city in Central Luzon. He consolidated a much larger sized landholding in Porac and envisioned a partnership with the best-in-class developer in the country. Today, Alviera is the largest mixed-use estate in the region, with its development catalyzed by Leonio Land’s partnership with Ayala Land.
His dream is for Leonio Land to be an entrepreneurial organization—continuously looking for new opportunities, dreaming big, and having the courage to pursue them. He believes that a clear vision and a burning desire attract the resources and the partners, to turn dreams into reality. In these partnerships, he advocates, a “win-win” approach, shared values, and a long term perspective.
He sees Leonio Land as an instrument of transformative and lasting changes in society by broadening mind sets, providing economic opportunities, and elevating lives.

Ms. Leonio-Asuncion has been involved in the family business for over thirty years and has played an important role in its success. When she was tasked to lead the land project, she felt keenly accountable to pursue LLL’s vision and to ensure that the land will be developed to its full potential in a responsible manner.
She now leads Leonio Land with the corporate mission “to create places where people thrive and communities flourish.” She believes that the true value of a place comes, not from the physical structures that are built, but from the people whose lives are shaped in the spaces created.
In pursuit of this mission, she is institutionalizing the values of entrepreneurship, partnership, and stewardship in the Leonio Land organization. These values are actualized such that every relationship is a partnership. Every problem is an opportunity for an entrepreneurial solution. And every solution is a means to contribute to society and to succeeding generations.

Leonio Land is a member of the Leonio Group of companies. The Leonio Group is a conglomerate based in the Philippines. It traces its roots to the Leonio family’s marine based business in the 1930s.
The group has successfully diversified its businesses through the decades to new growth industries like shipping, real estate, and nickel mining.
The largest third-party, domestic tankering company in the Philippines. Petrolift grew because of its foresight in identifying the industry’s needs for internationally classed, double-hulled vessels, which are designed for safety and environmental protection. The company has a valued partnership with Pilipinas Shell, serving as its base fleet contractor for more than three decades.
Petrolift also has a partnership for more than a decade with Thoresen Thai Agencies Corp. (TTA), a publicly listed, Thailand-based company engaged in international shipping, offshore services, agrochemical, and food & beverage products.
Leonio Land is the holding company for the group’s various real estate businesses. The company engages in strategic land banking, joint venture (JV) partnerships, construction, business development, property management, technical, and other ancillary services.
Leonio Land is an active joint venture partner of Ayala Land Inc. (ALI) in developing Alviera, the largest mixed-use estate in Central Luzon.
LNL Resources Inc. is the holding company for various mining ventures of the Leonio Group, which includes the direct sale of ore, mining services (construction, logistics, port development and operations), and the development of mineral resources (exploration, sampling and analysis).
Majority of the company’s mining rights are for nickel, which has a wide range of applications that reduces the generation of greenhouse gases. LRI plans to expand its operations to include value-additive ore refining.
